What is the Grundsteuerwert?

The Grundsteuerwert is the property tax value determined by the tax office under the reformed German property tax system. It is usually shown in the Grundsteuerwertbescheid.

What is the municipal multiplier or Hebesatz?

The Hebesatz is the municipal multiplier applied to the tax base amount. Municipalities set it locally, which is why otherwise similar properties can have different annual property tax.

What is the difference between this quick calculator and the full property tax calculator?

Does the German property tax reform apply from 2025?
